Description: The Stolle property provides a developer / builder the opportunity to entitle, develop and build out a large master planned community with a combination of residential and commercial activities. The property currently has two proposed I-75 interchange locations, one each shown on the Lee County and Charlotte County Metropolitan Planning Organization long range transportation plans. In the event either option is selected for obtaining an I-75 interchange, a 150-200 acre portion of the property may be allocated for commercial retail activity and potentially sold or developed for mixed commercial use. Further research will define these communities, based on the development patterns that continue to evolve in south Charlotte/north Lee County area, which includes the amount of environmentally sensitive and upland acres, as well as needed transportation routes to accommodate other approved developments, etc.
It is also anticipated that a town center that would service the various communities be developed, including grocery store anchors, small retails shops, a town hall and possible elementary, middle and/or high school on site. The opportunity for regional retail/commercial activity exists due to its proximity of being located centrally between Charlotte Countys Murdock Mall and the Gulf Coast Town Center located in south Lee County.
Demographic indicators predict, with the growth in North Cape Coral, North Fort Myers and south Charlotte County, that a new retail center will be needed in the near future. There are several large retail developers now seeking such sites. As indicated previously, Babcock Ranch plays a significant role, as they will also have a need for an I-75 access. Preliminary discussions with Kitson Group indicate that the Cook-Brown and Nalle Grade road areas is their preferred location. The City of Cape Coral is pushing for an I-75 interchange to prepare for their future growth and hurricane evacuation purposes.
