A Publix anchored community shopping center is located three miles to the north at the intersection of Burnt Store Road and Tamiami Trail. In January of 2007, Charlotte County approved the Coral Creek DRC plan (master concept plan) for Coral Creek. In March of 2007, the Bonita Bay Group optioned the subject property under an entity Resource Conservation Properties, Inc and began entitlements of a mixed use subdivision (Coral Creek). In June 2007, the Charlotte County Board of County Commissioners approved Zoning Ordinance 2007-037 for a mixed use subdivision known as Coral Creek. In August of 2007, Coral Creek received its SWFWMD Environmental Resource Permit (ERP 23907.001). In June of 2008, Coral Creek received its Army Corps of Engineers Permit (permit SAJ-2008-491).
During the real estate boom from 2004-2007, the Burnt Store Corridor held the highest absorption rates in Charlotte County in communities such as Burnt Store Marina and Country Club and Punta Gorda Isles, spurring additional demand for new residential developments. Several planned developments received zoning and development approvals along the Burnt Store corridor such as Lennars Tern Bay Golf and Country Club and Bonita Bay Groups Burnt Store Investments PD.
